This single-storey commercial building was conceived as a neighbourhood-scale project with a strong emphasis on urban design and public realm activation. The design engages both the primary street frontage and rear alley, recognizing that successful commercial buildings contribute on all sides. Early in the process, multiple massing and site layout options were explored to test approaches to access, connectivity, and constructability, resulting in an optimal, welcoming configuration.
A preschool tenant committed prior to base building completion, enabling a purpose-designed interior tailored to early learning and childcare. The efficient layout maximizes usable floor area while meeting regulatory requirements. Architecturally, a strong gable form and strategic accent siding create a clear identity using cost-conscious materials.
The project demonstrates a commitment to urban design principles beyond the property line, enhancing adjacent public spaces. Key challenges included balancing architectural expression with budget constraints and adapting the base building to a confirmed tenant mid-construction. Through careful coordination and a simple, strategic design approach, the project was delivered successfully as a vibrant neighbourhood commercial asset.
